We are feeling like Charlie Brown today. We were watching "It's the Great Pumpkin, Charlie Brown" when Chris and I realized that we can relate to Charlie Brown. He went trick-or-treating with his friends on Halloween night and came home with a big bag of rocks!
Sometimes, Chris and I seem to be in the place where we are getting the bag of rocks. Now is no different.
Our home sold, right? Well, not so fast. They did an inspection. They found that our home had a high radon level (after it was within normal limits in June when we did it ourselves). We have since found out that most times when people have a radon test done during an inspection it comes back high. So, the potential buyers of our home want us to install a $1000 radon mitigation system (NOTE: EVERYONE should hire a radon testing company to do a test for radon in your home just to see if a mitigation system is needed). Additionally, the master bath shower is set opposite. When you turn on the water towards to cold on the dial it is hot and towards to hot it is cold. We purchased the house this way and we have lived with the minor error without a problem, not even noticing really. These buyers, however, want us to hire a professional plumber to fix that. Our plumbing problems have never been easy in the past - so this would probably be $200 at least for what would seem like a quick repair (and plumbing issues are never quick or easy in our case!). Additionally, the potential buyers have asked us to drywall and install a ceiling in our furnace room to hide the utilities (wiring, dryer vents, etc) that are on the ceiling, where they were when we moved in and were they have been the entire time we lived here. This is not a code issue - they just want the room finished. To frame and drywall that room would probably be at least $2000. Oh, and did I mention, this needs to be done no later than 48 hours before we are to move out in less than 3 weeks now!!
When I saw their "requests" I about lost it. Seriously, we were nice to say we could be out of here in 4 weeks. In those 4 weeks we were to buy a home, pack and move AND do costly and timely repairs?!! No!! I am not super woman nor do we own an endless supply of cash. If we are going to put $3000-$4000 into this house - 1. they better have paid full price to begin with which they did not or 2. We are going to live here ourselves!
So, Chris made the decision to tell the people they would have to do these repairs if they want this home. They can either forgo their money for the inspection and their deposit and walk away, or move in and do these repairs/updates themselves. If they did decide to do that, they would probably do the mitigation system and ignore the other things. They do, however, get that $8000 tax credit since they are coming from an apartment.
So, we sit and wait again. Our garage is 1/2 packed with our stuff. But, we are not even sure that we are moving! And, Chris and I did this to ourselves?! Seriously, what in the *!#* were we thinking?!
Now, I am going back to wait for candy to fall into my bag instead of rocks.
